Whether the market is shooting up, or even steady, the first question I am usually asked is what’s happening to the property market? Now its the only question I am asked!
Virtually nowhere in the UK can be completely insulated against overwhelming market conditions forever, but, and this is a big but, there are a few exceptions to this, some we can control (some we can’t).
Generally location, as always, is vital and fortunately the majority of areas covered by the 2 offices of Barry Allsuch & Co will always remain popular. Huge choice of schools and good communication and recreational facilities are leading factors.
Then we come to your own property itself. As editor I have been writing Horizons for over 8 years now and every few months I devote a section to presentation. I will repeat an expression an uncle of mine taught me years and years ago, he said “Barry you never get a second chance to make a first impression”.
With a tough market ahead of us presentation will be crucial.
Then there is the sticky issue of listening to the valuation of Barry Allsuch & Co. We totally respect that vendors will want the best prices for their property but so do we as their selling agents. It enhances our reputation as vendors do talk to one another and we achieve more commission.
Accurate valuing is essential
However, we also know precisely what is happening today in the market place. We are in touch with buyers constantly, we listen very carefully to their feedback and always ensure to positively pass all information, good or bad, to vendors.
On certain occasions I must confess we need to be at our diplomatic best but in the final analysis if a property is not selling for a specific reason e.g. poor presentation or dare I say it smoke filled bedrooms then the vendor needs to be acquainted with the facts.
If one of my valuers, and they are amongst the most experienced in the area, value a property at say £900,000 the vendor asking for the property to go on the market at £1,000,000 would not be a wise move.
Firstly, and I hasten to add, I have a long memory, Barry Allsuch & Co have never refused an instruction, but inevitably the property will go stale and then if reduced to say £975,000 is never easy to re-launch.
Under current market conditions and those I consider that will continue for the rest of 2008 realism will be the key. Horizons has never been a doom and gloom journal but it is important to keep the residential property market moving. Stagflation (which I will go into more details next month) is not something I like but is preferable to the dreaded ‘R’ word “recession” which I simply cannot see in Europe or more specifically the United Kingdom.
Remember if you sell a little under expectations you will probably buy under similar conditions.
We have had a surprisingly good start to the year, sales, lettings and key exchange of contracts are all ahead of my initial predictions for the first quarter of 2008.
I consider 2 principle factors that enabled this to happen. Firstly, my very motivated and focused sales and letting team who are gracious enough to allow me to give myself
a mention leading from the front, and clients prepared to listen to the proven professional
advice given to them by my team at Barry Allsuch & Co.
Barry Allsuch & Co are somewhat territorial. Whilst never being remotely complacent our company and Radlett have become synonymous and the name we have built since 1977 for working hard and always finding suitable buyers seems to be stronger every year in the village.
We have always been strong in Elstree as well and also have a great following in Borehamwood.
Being visual is vital
It’s a fact of life that when I take a break from the office around lunch-time 2 or 3 times a week I cannot go 50 yards along Watling Street without saying “good day” to a client of Barry Allsuch & Co. At this point I feel I must mention a number of these clients are retired Radlett gentlefolk, who despite treacherous winter weather still do their daily chores along Watling Street.
You might think it is hard for me with a mobile phone on one hand and clients demanding my presence in the office, but when I meet one of my venerable old clients I will out of respect always take the time to stop and find the time of day to talk to them. These senior citizens, in my opinion, are what Radlett is all about. I hope I am not embarrassing him, but the other week I even asked our ex mayor Graham Nunn if he would consider seeking another term and received a sparkling answer.
Strong marketing leads the way
Talking about areas, due to its proximity to Radlett, Shenley Village and now Porters Park are areas where Barry Allsuch & Co have a long and steady track record.
We have sold country houses, restored barns, cottages in Shenley Village and virtually every type of property in Porters Park. So much so that last December I launched the Porters Park/Shenley edition of Horizons, which simply has been a huge success. It is a badly kept secret, but I had planned to open an office in the Porters Park/Shenley area last year due to public demand, but negotiations broke down.
I am still looking for premises but the simple facts of life are that the trading name of Barry Allsuch & Co is huge whether we have an office in Porters Park/Shenley or not.
Barry Allsuch’s marketing techniques are simply magnetic, so are our negotiating skills and that’s where my associate Paul Bloom’s talents come into play. I featured Paul in a an article in February Horizons. Once my company has agreed a sale it simply does not fall through if Paul has anything to do with it.
One of Paul’s secrets (unlike other agents I am afraid to say) is that he was taught the trade by me and does not call a sale a sale unless he has triple checked the position of the buyer and seller.
I should also mention (again by public request) we have become extremely busy in Bricket Wood and judging by some fabulous sales we have achieved this year, we do not consider this very pretty area to be the poor relative to Radlett any more.
Thank you for reading my lengthened market report. Property prices are on everyone’s mind at present and I hope without resorting to a dazzling array of confusing statistics I have covered some current relevant issues.
